California requires apartment buildings with 3+ units to have balconies, decks, stairways, and walkways inspected, and the first-round deadline of January 1, 2026 has passed. We inspect at least 15% of each element type, document findings, and map the repair path.

Home hardening & ember-resistant vents
Research from the Insurance Institute for Business & Home Safety (IBHS) shows that wind-blown embers, not the flame front, cause the majority of home ignitions in a wildfire. We harden the entry points embers exploit, guided by IBHS Wildfire Prepared Home standards and California WUI (Chapter 7A) requirements.
- Ember-resistant vent retrofits: flame- and ember-resistant vents or 1/8-inch noncombustible, corrosion-resistant metal mesh on attic, eave, crawl space, and foundation vents.
- Zone 0 hardening: a noncombustible first five feet around the structure, per IBHS guidance.
- Roof & gutter review: Class A roof condition check, gutter covers, and debris-trap points.
- Decks, fences & attachments: the wood connections that carry fire to the house.
- Insurance documentation: photo-documented mitigation for carriers that credit wildfire hardening.
